Hawaii Foreclosure Listings
The island paradise of Hawaii is one of the playgrounds that Americans love. It has everything you need to make it a vacation get away or a phenomenal place to live year around. The climate is warm and tropical. There are far many more sunny days then there are rainy ones. The economy here is fairly stable and there is always an influx of tourism dollars to keep everyone happy.
You can swim, surf and enjoy other summer time activities here the year around because the average temperature here is conducive to year round out door activity.
The main income is generated by tourism and the hospitality trade although a good many television shows and movies seem to get shot on location here so a bit of Hollywood always seems to be on hand as well.
The big attractions also tend to be the biggest concerns and those are the volcanoes, which actually made the islands all those many years ago. The biggest cities in the islands are Honolulu, Hilo and Kailua.
The cost of living here and the taxation rates on real estate are the biggest deterrent to purchasing and living in Hawaii foreclosure listings these days.
The foreclosed property market here is not as active as one might initially suspect. The entire process takes just over sixty days to complete which is rather quick in comparison to some of the states on the mainland and is done as follows.
First the lender files a notice of default and intent to foreclose. This must be sent to all parties involved and published in a newspaper for three consecutive weeks. The notice also has to be sent to the state tax director and the county tax director including the date and time of two open houses at the property
The borrower has up until three business days prior to the sale to find a way to cure the default if they wish to keep the property. If not the sale will be held a public auction at the time and place as was initially outlined in the notice filed.
